Located on Capitol Hill in NE Washington DC

This handsome freestanding house was built in 1900. It is estimated to have been upgraded sometime in the 1970ís or 80ís. It is zoned as a two unit building and does in fact have a completely separate one bedroom apartment on the lower level. Entrance to the large upper unit is up the front steps. Entrance to the basement one bedroom unit is down some adjacent steps.

The upper unit has an entrance foyer and through hall, living room with fireplace and bay window, formal dining room with windows on the side and one window overlooking the balcony. The tenants have a billiard table in the dining room, but the picture should give you a sense of the room size. Kitchen has a corridor workspace, an adjacent table space and a door from the kitchen exits to the balcony. Kitchen is equipped with a gas stove, dishwasher, disposal and refrigerator; wood cabinets, formica counter tops. There is a guest powder room on this level.

The kitchen and dining room both open to a balcony running along the side of the house, as does the master bedroom that opens to a second story balcony above.

Upstairs there are three bedrooms and two full baths. The front bedroom has the bay window and is the smallest of the three. The middle bedroom is the master with its own bathroom and a door that exits to the balcony. The rear bedroom is a good size. A hall bathroom serves the front and rear bedrooms. Side by side washer and dryer recessed off the upstairs hall.

The house has high ceilings, and a good sense of space, hardwood floors on the first level, wall-to-wall carpet on the stairs and on the second floor. Gas forced air heat and central air conditioning.

The lower unit has a spacious living room/dining room combination with fireplace and bay window and two double door closets along the inside wall. Behind the living room is a kitchen equipped with gas stove, a small dishwasher, disposal and refrigerator. Cabinets are wood and countertops are formica. The bedroom is just beyond the kitchen. It has a double door closet. There is a full bath with tub and a utility/laundry room with stack washer an dryer.

Both units have had their kitchens and bathrooms upgraded along the way, though not recently.

On the lower level, with access from the rear of the building is a utility/storage room that serves the upper unit.

Each unit is separately metered.
